Contracts Manager – London - residential refurbishment projects
Due to continued growth, we are currently seeking a Contracts Manager to join our busy London office. The core duties are to manage the day-to-day operations of your contracts so that our projects are completed safely, on time, on budget, and to the required quality standard, whilst complying with all relevant legislation and accepted industry best practice. It is essential that you have prior experience in working with residential refurbishment projects (external & internal) on traditional, heritage, and modern buildings including blocks with contract values of £100k to £500k plus. Our clients are Corporate & Portfolio Landlords, The Great Estates, Asset Managers, Property Managers via their Consultants - Chartered Building Surveyors, Project Quantity Surveyors and Architects. Reporting to the Director, you will be in a key position to grow with the company.
Accountabilities
• Write construction phase plan, plan programmes, monitor progress, accommodate new instructions, deliver within programme, update as necessary
• Solid knowledge of scaffolding regulation, construction, inspection, and be comfortable on scaffolding structures at height. Be able to work with drawings, and have a good understanding of heritage, traditional, and modern buildings, structural works, all roofing types, masonry works, ornate features, façade cleaning
• Work closely with Quantity Surveyor including procurement schedules and onboarding the subcontractor and their scope of works
• Delegate to and support Site Foreman, regular contact essential
• Ensure that an adequate workforce is available and utilised
• Client stakeholder communication, meetings, and expectation management
• Ensure quality standards are agreed, set, and met
• JCT contract knowledge useful, RFI’s issued and closed out
• Identify variations & manage the process internally with QS
• Handover – complete and deliver successful project handovers to Clients incl O&M
• Ensure the project is delivered on time, on spec, on quality, safely and in budget
Technical skills
Solid knowledge of scaffolding regulation, construction, inspection, and be comfortable on scaffolding structures at height. Be able to work with drawings, and have a good understanding of heritage, traditional, and modern buildings, structural works, all roofing types, masonry works, ornate features, façade cleaning
H&S Compliance:
• Sound knowledge of CDM 2015
• Prepare Construction Phase Plan for each project and ensure it is implemented
• Ensure each construction site complies with H&S requirements
• Ensure site manager delivers inductions & toolbox talks - record and monitor
• Risk Assessment preparation
• Method Statement preparation
• Work with independent H&S inspector and scaffold inspector
IT Skills/Communication
• Microsoft Project - experienced
• Microsoft Office & Google Suite - experienced

Property/Construction qualifications and experience
1. Minimum of 7 years industry experience
2. Minimum of 2 years working in London in similar position
3. Trade & Site Management background
4. Or construction related degree or HND
5. SMSTS, CSCS, First Aid, Asbestos aware
6. MCIOB preferred but not essential
7. Valid Driving Licence is required
